Underfloor
You will need to schedule your first drop to be delivered by lumber company to your job-site. This will include everything to do with underfloor. Your lumber company will know the process of building and should make this step easy for you. When lumber is delivered double check everything material with items on invoice. Also cover all materials so they are not sitting in rain. Alright its time for your framer to get to work. This is the process where you actually get to see your house being built. I hired a framer for this step of the process. If you are framing the house yourself I applaud you. You will save a ton of money. I personally didn't have the experience or time for framing. Framing is a very important part of the process and you will want a good contractor for this step. Make sure you do your reference checks on this contractor. Since I did not do this process myself I will be giving a quick outline of the procedure. I will also give any money saving tips that I feel were substantial.
As a said before framing the house is as important as your foundation. If the house is not framed to plans nothing will fit and your job as a general contractor will be hell. Make sure you pick a good framer. I cant stress this enough. Your framer should answer all your questions, without hesitation. Your framer will help you out the most of any contractor. Give a copy of your lumber bid to your framer and have him go over it. He may find items the lumber company slipped into the bid that is not necessary or other materials needed not on the bid. If you have a basement or concrete slab you will need to have a plumber come in and rough in your plumbing before your floor is poured. My house has a crawls space so I did not have to do this procedure. Lets start on the sub-floor. This is the platform that caps the foundation. Consider it the base for framing walls. The sill plate is anchored to the foundation by washers, nuts and bolts. They do not need to be bought through lumber company if prices seem high. Now make sure to use a sill sealer before its bolted down to foundation. This comes in a roll and lays under the sill board and on top of concrete. Once the boards are anchored to foundation the framer will move to installing rim joist and setting beams. Once that is done its time to install the floor joist. Make sure after floor joist are installed that the sill plate is still tight. It may require some more tightening with the weight of floor joist. I used all engineered I joist to limit creeks. Next the sub-floor will be installed. Make sure the joints are staggered. Its a good idea to use tongue and grove osb as a sub-floor. Always use sub-floor adhesive along with screws for your sub-floor. If you live in a rainy area make sure to broom or squeegee all puddled water off sub-floor every night until house is framed with a roof. As you can see in last picture these are mistakes I made and would change if I were to build again. Lumber is uncovered and sub-floor is puddled. I thought I did good at this but looking at pictures apparently not so.
